Warehouse and industrial painting in Martin County

Much of Martin County's industrial space is flex bays and metal or block warehouses in parks around Stuart, Palm City and Indiantown. Tenants keep loading while the outside is painted, so trucks, forklifts and dock doors set the order of work.

Three numbered roll-up doors in the gray metal wall of an industrial building.

Metal is the material that needs most attention. Panels and roll-up doors chalk in the sun, fasteners rust where salt air reaches them, and bollards and dock plates take daily hits. Each surface gets its own prep: washing, rust removal, a primer suited to the metal, then the finish.

County design standards reach some industrial buildings. Those on lots next to a major road come under the same rules as commercial buildings, and changes in color on long walls are one of the ways the code lets an industrial facade break up its mass. If a repaint changes the look of the building, we check with Growth Management first.

Inside, the work is often line striping, safety color on rails and columns, and repainting offices or break rooms at the front of a bay. Send the site plan or a few photos of the bays and doors, and the scope follows the building.

Sequence

  1. Walk the building and yard with the tenant or owner.
  2. Set the dock order, the work hours and the parts of the yard that stay open.
  3. Wash panels and walls and remove loose rust and coating.
  4. Prime bare metal and repaired areas.
  5. Coat walls, doors, bollards and steel, dock by dock.
  6. Walk the site and close the punch list.

Common failures

Where this work goes wrong in Martin County, and the control for each

Trucks at the dock

Loading does not stop for paint. Docks are done one at a time, work is moved around delivery windows, and the yard plan is agreed with the tenant first.

Rust under the coating

Painting over live rust only hides it. Corroded spots are ground or wire-brushed to bright, sound steel and given primer first, and panels rusted through are flagged for replacement instead.

Hot metal in summer

A metal wall in full sun can get too hot for coatings to cure as designed. Work follows the shade around the building, and the coating limits are checked against the surface temperature.

Outside this scope

Panel replacement, roof coating, structural steel repair and fireproofing are separate scopes. Stored chemicals, racking moves and process equipment stay with the tenant unless the scope says otherwise.

Questions

About warehouse and industrial painting

Can you paint a warehouse in Palm City while tenants keep working?

Yes. Bays and docks are done one at a time, delivery windows are worked around, and lifts are kept clear of truck routes agreed with the tenant.

Do you stripe floors and paint safety colors inside?

Yes. Aisle lines, rail and column marking and office areas at the front of a bay can be part of the same scope, sequenced around the tenant's shifts.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What size of building will you quote?

Any size. A single storefront in downtown Stuart, a stairwell in an office, a row of flex bays in Palm City or a full four-story condo on Hutchinson Island are all quoted the same way: from the surfaces, the access and the people around the work.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Ask for the license details and they come with your quote.

The order of work

Six steps, the same on every job

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Warehouse and industrial painting is quoted in every corner of Martin, including Stuart, Palm City, Jensen Beach, Hobe Sound, Port Salerno, Hutchinson Island, Jupiter Island, Sewall's Point, Indiantown, Ocean Breeze, and every other Martin city.
