Hobe Sound, Martin County

Commercial painting in Hobe Sound

Hobe Sound's commercial strip follows SE Federal Highway, Dixie Highway and Bridge Road, inside one of the county's six redevelopment areas. The county code says it began as a pineapple plantation and aims to keep the character, quality and scale of historic Hobe Sound, so exterior changes there are read against that goal.

For existing buildings, the Hobe Sound division says the design standards apply when a building is substantially improved or its exterior substantially renovated, and the Growth Management Director may then allow partial compliance, sometimes after review by the Neighborhood Advisory Committee. The county defines substantial renovation to leave out painting that only restores the building's previous look.

A like-for-like repaint of a shop on Federal Highway is therefore a painting job, not a design review. A new color scheme is a closer question, and black or fluorescent may not be the main color on buildings over 450 square feet.

Hobe Sound is unincorporated, so the county permits it, and painting is on the county's list of typical work that needs no permit. Jupiter Island, across the water, is a separate town with its own building department and construction hours.

The order of work

Six steps, the same on every job

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A single suite and a full condo community go through the same six steps.

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Questions

Commercial painting in Hobe Sound

Does a new color scheme in Hobe Sound go to the Neighborhood Advisory Committee?

Only if the change triggers the redevelopment code and the Growth Management Director asks for it. A repaint that restores the previous look is not a substantial renovation. Ask Growth Management before you commit to a new scheme.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What happens if the building has lead paint?

Coatings put on before 1978 can hold lead. EPA's renovation rule covers work that disturbs it in pre-1978 housing and in child-occupied rooms such as a day care, and that work goes to a certified firm using lead-safe practices. We check the building's age and use first, and any abatement is coordinated with a licensed firm.

How long will the painting take?

We set the schedule after the walk, not before. It depends on the surfaces, the repairs found once the walls are washed, the summer rain, the access, any color approval and the hours the building or town allows. Instead of a date nobody controls, you get the sequence and the dependency behind each step.
