Golden Gate, Martin County
Commercial painting in Golden Gate
Henry Sewall platted Golden Gate in 1911, and the county code still points to the historic Golden Gate Building and its mid-1920s Mediterranean Revival and Mission homes. Commercial storefronts line Dixie Highway and Indian Street, and stucco and tile from that era call for a careful hand.
The Golden Gate division of the Redevelopment Code aims to strengthen the area's historic and cultural character. Its shared design standards bar black or fluorescent as the main exterior color on buildings over 450 square feet, and they reach existing buildings when the exterior is substantially renovated.
Older stucco here can be soft, patched many times or painted with coatings of unknown age. Before 1978, lead is possible, so the building's age is checked against federal rules first. A locally designated building needs county review for a color change, because the maintenance exemption covers only work with no change of color.

Golden Gate is unincorporated. The redevelopment code covers it, and a locally designated historic building is exempt for maintenance only when color, design and materials stay the same.

Questions
Commercial painting in Golden Gate
Does a historic building in Golden Gate need approval for a new color?
If it is locally designated, likely yes. County code exempts maintenance of a designated property only when it involves no change of color, design, appearance or material. Ask Growth Management whether your building carries a designation.
How is the cost of a commercial paint job worked out?
From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.
What happens if the building has lead paint?
Coatings put on before 1978 can hold lead. EPA's renovation rule covers work that disturbs it in pre-1978 housing and in child-occupied rooms such as a day care, and that work goes to a certified firm using lead-safe practices. We check the building's age and use first, and any abatement is coordinated with a licensed firm.
How long will the painting take?
We set the schedule after the walk, not before. It depends on the surfaces, the repairs found once the walls are washed, the summer rain, the access, any color approval and the hours the building or town allows. Instead of a date nobody controls, you get the sequence and the dependency behind each step.
