HOA and multifamily repaints in Martin County

Villa, townhome and garden-apartment communities in Palm City, Stuart and Hobe Sound are run by boards and managers, not single owners. On their repaints, the paperwork matters as much as the paint.

A three-story beachfront building with balconies and orange trim, seen across the sand.

A board needs a scope it can compare and vote on. Ours lists the buildings, the surfaces on each, the repairs found, the coating system and what owners will see day by day. Colors come from the association's approval, and county rules apply to multifamily buildings outside the redevelopment areas: no black or fluorescent on a primary facade, and side walls that match the front.

The work runs building by building, with notices to owners before each one. Plants are pulled back from walls, cars move for a day, and screens and lanai doors are protected. Clubhouses and pool buildings are often done when they are least used.

Send the community map, the number of buildings and any color decision already made, and we will scope the repaint to match.

Sequence

  1. Walk the community with the manager and a board member.
  2. Write a scope by building, and mark what waits on a vote.
  3. Send owner notices for each building in order.
  4. Wash, repair and prime each building.
  5. Coat walls, trim, doors and rails building by building.
  6. Inspect each finished building alongside the manager and clear its punch items.

Common failures

Where this work goes wrong in Martin County, and the control for each

A board that has to agree

Votes take time. The scope is written so it can be read and compared at a meeting, and anything that depends on a later decision, like color, is marked.

Owners who were not told

Missed notices cause most complaints. Each building gets written notice before work starts, with what moves, what closes and for how long the day runs.

Landscaping against the wall

Shrubs and vines trap moisture and block access. The trimming needed is agreed with the landscaper before washing starts.

Outside this scope

Roof, gutter and screen-enclosure work is separate scope. Color selection is the association's decision under its documents; we follow the approved choice and any city or county rule that applies.

Questions

About hoa and multifamily repaints

Will you walk our board through the scope at a meeting?

Yes. The scope is written to be read at a meeting, and we can walk the board through it and answer questions about the coating, the order of work and what owners should expect.

Do county rules limit our community's colors?

Outside the redevelopment areas, county design rules for multifamily buildings bar black or fluorescent on a primary facade and ask side walls to match the front. The association's own documents usually say more.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What size of building will you quote?

Any size. A single storefront in downtown Stuart, a stairwell in an office, a row of flex bays in Palm City or a full four-story condo on Hutchinson Island are all quoted the same way: from the surfaces, the access and the people around the work.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Ask for the license details and they come with your quote.

The order of work

Six steps, the same on every job

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

HOA and multifamily repaints is quoted in every corner of Martin, including Stuart, Palm City, Jensen Beach, Hobe Sound, Port Salerno, Hutchinson Island, Jupiter Island, Sewall's Point, Indiantown, Ocean Breeze, and every other Martin city.
