Commercial painting in Martin County, checked against the color rules first

On the Treasure Coast, a repaint is decided by salt, summer rain and the color code more than by the paint. Martin County, Stuart and Indiantown each limit what a commercial wall may look like. Romco Builders checks those, then quotes the work, at any size.

Why repaints fail here

Salt film, soft stucco and the wrong color

Near the St. Lucie River, the Indian River Lagoon and the ocean, a wall can look clean and still carry a film that paint will not grip. Most of a good repaint is the washing, the repairs and the paperwork before the first coat.

Washing that removes the salt

Each elevation is washed with clean water to lift salt, chalk and mildew, with drains protected so the runoff stays out of the storm system.

Repairs listed before the coat

Cracked stucco, failed sealant at the glass and rust on rails are found during washing, written up and quoted, so the finish goes over a sound wall.

Color checked against the code

The county bars black or fluorescent on a primary facade, Stuart limits commercial walls to muted pastels and earth tones, and Indiantown's districts ask for a light main color. We check the rule for the address.

Work that fits the building's day

Storefronts open, condo owners home, a clinic seeing patients: phases, hours and protection for people below are agreed before the lift arrives.

What we quote

Commercial painting in Martin County, by building

From one storefront on SW Osceola Street to a four-story condo on the island or a hangar at Witham Field. If your building is not on the list, call and describe it.

The order of work

Six steps, the same on every job

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Questions

Questions owners ask first

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What size of building will you quote?

Any size. A single storefront in downtown Stuart, a stairwell in an office, a row of flex bays in Palm City or a full four-story condo on Hutchinson Island are all quoted the same way: from the surfaces, the access and the people around the work.

Will the job need a permit?

Often not for the paint. Martin County lists painting among typical work that needs no permit, and Indiantown says painting and pressure washing need no building permit. Stucco or siding repair can need one, and color rules in the county code, Stuart and Indiantown still apply. We check the address before work starts.

What happens if the building has lead paint?

Coatings put on before 1978 can hold lead. EPA's renovation rule covers work that disturbs it in pre-1978 housing and in child-occupied rooms such as a day care, and that work goes to a certified firm using lead-safe practices. We check the building's age and use first, and any abatement is coordinated with a licensed firm.

How long will the painting take?

We set the schedule after the walk, not before. It depends on the surfaces, the repairs found once the walls are washed, the summer rain, the access, any color approval and the hours the building or town allows. Instead of a date nobody controls, you get the sequence and the dependency behind each step.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Ask for the license details and they come with your quote.

Can tenants and owners stay while the building is painted?

In most cases. The work moves by elevation, floor or building, walkways and doors under overhead work are protected, spraying stops when the wind would carry it, and quiet hours are agreed with the owner, manager or board first.

Where in Martin County do you work?

All of it: Stuart, Indiantown, Jupiter Island, Sewall's Point and Ocean Breeze, and the unincorporated communities from Hutchinson Island and Jensen Beach to Palm City, Port Salerno and Hobe Sound. Each place page lists who reviews colors and permits there.
