Pressure washing and surface prep in Martin County

On the Treasure Coast, a storm drain near the water can be a short run from the St. Lucie River or the Indian River Lagoon. What washes off a wall, chalk, mildew, paint chips and cleaners, should not go into it.

Martin County's code treats any discharge to its storm sewer that is not just stormwater as illicit, with listed exceptions such as individual residential car washing. Construction sites must use best practices to control waste. So the wash plan includes how water is caught or directed, where chips go, and what cleaners are used.

Washing is also the step that tells the truth about a building. Once dirt and chalk come off, cracks, rust and soft stucco show, and the repairs are listed and quoted before any coating goes on.

Washing and prep can be a job of their own, for a building that needs cleaning between repaints. Tell us the surfaces and how close the building is to drains and water.

Sequence

  1. Walk the site and map drains, water and sensitive areas.
  2. Choose the method, pressure and cleaners for each surface.
  3. Protect drains, plants, windows and cars.
  4. Wash, scrape and collect debris.
  5. List the repairs the clean surfaces show.
  6. Hand over a prep record before painting starts.

Common failures

Where this work goes wrong in Martin County, and the control for each

Wash water in the drain

Runoff with chips and cleaners must not reach the storm system. Drains are protected, water is directed or collected, and debris is bagged.

Too much pressure

High pressure can cut stucco and force water into walls. The method and pressure are chosen for each surface.

Old paint with lead

Washing can disturb old lead paint on pre-1978 buildings. Building age is checked first, and covered work follows federal lead-safe rules.

Outside this scope

Mold remediation, lead abatement and hazardous waste disposal are done by licensed firms we coordinate with. Roof cleaning is a separate scope.

Questions

About pressure washing and surface prep

Does pressure washing a commercial building need a permit?

Usually not on its own. Indiantown lists pressure washing among work that needs no building permit, and the county's no-permit list covers painting and finishing. Wash water rules still apply.

Where does the wash water go?

Not into the storm drains. Drains are protected and water is directed or collected under the county's stormwater rules, which treat non-stormwater discharges as illicit.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What size of building will you quote?

Any size. A single storefront in downtown Stuart, a stairwell in an office, a row of flex bays in Palm City or a full four-story condo on Hutchinson Island are all quoted the same way: from the surfaces, the access and the people around the work.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Ask for the license details and they come with your quote.

The order of work

Six steps, the same on every job

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Pressure washing and surface prep is quoted in every corner of Martin, including Stuart, Palm City, Jensen Beach, Hobe Sound, Port Salerno, Hutchinson Island, Jupiter Island, Sewall's Point, Indiantown, Ocean Breeze, and every other Martin city.
