Commercial painting in Stuart

Stuart writes its paint rules into the code. In the Urban Code District, exterior walls are held to muted pastel or earth-toned shades, black or fluorescent may not be the main color, and the city development director approves exterior colors. Trim may be any color, and a wall mural needs its own approval.

Outside downtown the rule is similar. The code limits wall colors on all commercial development to muted pastel or earth-tone shades. The Creek District adds whites and neutrals to that list, East Stuart allows white, neutral or Bahamian pastels such as pinks, blues, yellows and greens, and the South Ocean Boulevard overlay follows the Urban Code colors.

On September 9, 2026, the Downtown Stuart and East Stuart historic districts were listed in the National Register. Downtown holds the old commercial block buildings with facades on SW Flagler Avenue and SW Osceola Street, the Lyric Theatre and the Art Deco courthouse. Listing alone adds no paint review, but a locally designated building is different: the city's exemption for ordinary maintenance covers only work with no change of color.

So a Stuart repaint starts with three questions to the Development Department: which district the building sits in, whether it carries a local designation, and whether the color needs the director's sign-off. Romco asks before the color is ordered and plans the storefront work around the shops that stay open.

The order of work

Six steps, the same on every job

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A single suite and a full condo community go through the same six steps.

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Questions

Commercial painting in Stuart

Can a downtown Stuart building be painted any color?

No. The Urban Code restricts exterior wall colors to muted pastel or earth-toned shades, bars black or fluorescent as the main color, and has the city development director approve exterior colors. Trim may be any color. Confirm the current process with the city first.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What happens if the building has lead paint?

Coatings put on before 1978 can hold lead. EPA's renovation rule covers work that disturbs it in pre-1978 housing and in child-occupied rooms such as a day care, and that work goes to a certified firm using lead-safe practices. We check the building's age and use first, and any abatement is coordinated with a licensed firm.

How long will the painting take?

We set the schedule after the walk, not before. It depends on the surfaces, the repairs found once the walls are washed, the summer rain, the access, any color approval and the hours the building or town allows. Instead of a date nobody controls, you get the sequence and the dependency behind each step.
