Hotel and hospitality painting in Martin County

Hospitality on the Treasure Coast leans on the winter visitor. Many hotels, inns, restaurants and marinas here are busiest then, and on Hutchinson Island and in Jensen Beach the outside of the building faces salt air all year.

A white hotel with a glass center section and balconies, framed by two palm trees.

That puts a lot of exterior work into the slower months, which in Florida are also the wettest. The schedule is built around both: guest-facing elevations when occupancy is lowest, and coating windows planned around the afternoon storms.

On beachfront buildings, sea turtle season changes the night. Martin County's nesting season runs from March 1 through October 31, and the county asks businesses to keep lights from shining onto the beach. Night shifts with work lights on an ocean side are planned around that.

Rooms, corridors and dining rooms are done in blocks the property can take out of service. Romco agrees the blocks, the quiet hours and the protection with the general manager before any work starts. Send the property and the months you would rather avoid.

Sequence

  1. Walk the property with the general manager and engineering.
  2. Agree the room blocks, quiet hours and guest routes.
  3. Plan exterior work for low occupancy and drier hours.
  4. Prep, repair and coat each block in turn.
  5. Return each block clean and ventilated.
  6. Walk the property with management and close the punch list.

Common failures

Where this work goes wrong in Martin County, and the control for each

Guests below the work

Pool decks, entrances and balconies stay in use. Areas under overhead work are closed in sections, with routes around them and signs the staff can explain.

Lights on a nesting beach

Work lights facing the beach at night can disturb nesting turtles. Night work on the ocean side is scheduled with that in mind, from March 1 to October 31.

Rooms out of inventory

Every room taken out costs the property. Room blocks are agreed in advance and returned to service as agreed, with odor cleared.

Outside this scope

Romco paints hotel buildings; it does not run hotels. Fabric, wallcovering and furniture refinishing are other trades. Turtle lighting rules for permanent fixtures belong to the property's lighting plan and are not painting scope.

Questions

About hotel and hospitality painting

When is the best time to repaint a resort on Hutchinson Island?

Usually the lower-occupancy months, which are also the rainy ones. The schedule balances guest impact against weather, and night work on the ocean side keeps turtle season in mind.

Can restaurant dining rooms be painted between services?

Often, yes, in sections overnight or on closed days, with ventilation so the room is ready for the next service.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What size of building will you quote?

Any size. A single storefront in downtown Stuart, a stairwell in an office, a row of flex bays in Palm City or a full four-story condo on Hutchinson Island are all quoted the same way: from the surfaces, the access and the people around the work.

Is Romco licensed?

Yes. Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. Ask for the license details and they come with your quote.

The order of work

Six steps, the same on every job

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Hotel and hospitality painting is quoted in every corner of Martin, including Stuart, Palm City, Jensen Beach, Hobe Sound, Port Salerno, Hutchinson Island, Jupiter Island, Sewall's Point, Indiantown, Ocean Breeze, and every other Martin city.
