Jensen Beach, Martin County

Commercial painting in Jensen Beach

The county code calls Jensen Beach a historic riverfront community that has long depended on tourism. Its redevelopment area, along Jensen Beach Boulevard, Indian River Drive and Pineapple Avenue, sits beside the Indian River Lagoon, so shopfronts, restaurants and inns there take lagoon air and wind on their east faces.

The Jensen Beach division of the Redevelopment Code aims to keep the district a pleasing, visually attractive place to live, vacation and do business. The shared design standards for all six county redevelopment areas bar black or fluorescent as a main exterior color on buildings over 450 square feet, while black trim and doors are still allowed.

Small buildings set the pace of the work here. Where storefronts open straight onto the sidewalk, lifts and ladders are placed around foot traffic and outdoor seating, and walls facing the lagoon are washed and checked for salt before they are coated.

Jensen Beach is unincorporated, so the Martin County Building Department and Growth Management cover it, except inside the Town of Ocean Breeze, which runs its own permits. Romco checks which side of that line the address falls on before a schedule is set.

The order of work

Six steps, the same on every job

Romco Builders is a licensed Florida general contractor, headquartered in Fort Lauderdale. A single suite and a full condo community go through the same six steps.

  1. Send the building

Phone us, or send the request form along with photos or plans. Say what gets painted, who stays inside and what decisions are already made.

  2. Walk it with us

We inspect the walls, trim and metal, decide the access for each elevation, and note what nearby needs protection.

  3. Scope and quote in writing

The quote lists the washing, repairs, coating system, access, phases and anything still waiting on an approval.

  4. Color and approvals

The color is checked against the county or city rule, and any board vote, permit or airport clearance is settled first.

  5. Wash, repair, coat

Washing, repairs, primer and finish follow the agreed order, with drains covered and people below kept clear.

  6. Walk-through and closeout

We walk the work with you, finish the punch list and hand over a record of the coatings used.

Questions

Commercial painting in Jensen Beach

Are there color rules for shops in downtown Jensen Beach?

The county's Redevelopment Code bars black or fluorescent as a main exterior color on buildings over 450 square feet in its redevelopment areas, including Jensen Beach. Black trim, doors and accents are allowed. Ask Growth Management whether your change counts as a substantial exterior renovation.

How is the cost of a commercial paint job worked out?

From the building itself. We look at the surfaces and how worn they are, the stucco, sealant and rust repairs, the coating system, how each side is reached, who stays inside, and which color rules or board votes come first. Photos and drawings can start it; most quotes are confirmed with a walk. There is no rate card, because no two buildings wear the same way in this climate.

What happens if the building has lead paint?

Coatings put on before 1978 can hold lead. EPA's renovation rule covers work that disturbs it in pre-1978 housing and in child-occupied rooms such as a day care, and that work goes to a certified firm using lead-safe practices. We check the building's age and use first, and any abatement is coordinated with a licensed firm.

How long will the painting take?

We set the schedule after the walk, not before. It depends on the surfaces, the repairs found once the walls are washed, the summer rain, the access, any color approval and the hours the building or town allows. Instead of a date nobody controls, you get the sequence and the dependency behind each step.
